LBP Licensed - What That Means for Your Build

In New Zealand, a lot of residential building work is classed as restricted building work - structural, cladding, roofing, foundations. The law says it has to be done or supervised by a Licensed Building Practitioner. Not someone who says they can do it. A licensed one.

An LBP licence comes from MBIE. You earn it by demonstrating competency and keep it current through ongoing training. It's not a one-time certificate you frame on a wall and forget about.

Here's why it matters to you: if your builder isn't licensed, the restricted work on your home can't be properly signed off on consent documentation. That's a problem when you go to sell, when you need insurance, or when you want to make changes down the track.

Meet Cole Watson

Cole has spent more than 10 years in the building industry, gaining experience across residential, commercial, and industrial construction. Raised in Drury, he has strong ties to the South Auckland community he proudly serves today.

After school, Cole worked for two of Auckland's leading high-end residential building companies, refining his craftsmanship and developing a strong focus on quality and attention to detail. He also spent a year in Melbourne working on large-scale industrial projects with a focus on concrete slab construction. This diverse experience has given him a well-rounded understanding of projects of all sizes.

Returning to New Zealand in late 2024, Cole founded WatCon Projects with a vision of delivering a more personal, quality building service. What sets Cole apart is his genuine passion for working with people. Whether it's a small renovation, a large extension, or a new build, he enjoys building strong relationships with clients and helping bring their ideas to life. The main priority throughout the process is always the quality of the outcome for the client. Restricted building work (RBW) covers any residential building work that affects the structure, weathertightness or safety of a home - structural framing, foundations, roofing, cladding and certain drainage work. Under NZ law, RBW must be carried out or supervised by a Licensed Building Practitioner and recorded with a Record of Work on your consent documentation. If your builder isn't LBP licensed and performs restricted work, you'll have problems at consent sign-off, with your insurer, and when you go to sell.

A standard residential new build in Auckland typically runs 12 to 18 months from consented plans to handover, depending on scope and site complexity. Extensions and major renovations are shorter - usually 3 to 6 months. We give you a clear, realistic timeline at the start so there are no surprises mid-build.

It depends on the scope. Some work is exempt - a deck under 1.5m in height with a floor area under 20m² typically doesn't need consent. But structural alterations, extensions, new builds, and anything involving drainage usually do. Bathroom and kitchen renovations involving plumbing require both a building consent and a licensed plumber. We'll tell you exactly what applies to your project when we visit.

Yes. Adding a room, extending a living area, or a full multi-room addition - house extensions across South Auckland and East Auckland are a regular part of what we do. All extension work goes through the consent process and is carried out by a Licensed Building Practitioner from structural framing right through to finishing.

The Licensed Building Practitioners register is publicly available on the MBIE website - search any builder by name and confirm their licence is current and covers the right class of work.
